The Flexible Rent program allows you to pay rent in installments throughout the month. While you pay a small fee for this service, you benefit from paying rent on time, and we still receive the full payment upfront through our partner, Best Egg.
Yes, you can use the Flexible Rent feature to break your rent payments into smaller, more manageable installments. This feature lets you pay rent weekly or bi-weekly, providing more flexibility in your payment schedule.
You can make payments easily through our Zego digital payment system. It’s all integrated into the tenant portal, offering multiple payment options, including credit/debit cards, ACH transfers, and even cash payments through CashPay.
Your rental application is a high priority and it will be processed asap. First Step. Turn in the application and make sure all applicable fields and phone numbers are completed. Alliance will make every effort to confirm references, income and rental history. This can take one or two days. At this point, the owner is informed and is given the choice of approval.

Types, sizes and breeds (cat/dog/bird) allowed vary among each owner and property. Insurance companies do restrict certain breeds per policy.
To complete your application, please provide:
- A copy of your Driver’s License or valid state I.D.
- Verification of income (e.g., the last 3 months’ pay stubs (pay stubs must give end of year earnings), your most recent W-2, or your federal tax return (2 years)).
- $30 non-refundable application fee per adult.

To qualify, you must:
- Be 18 years or older
- Have a credit score of 625 or higher
- Show proof of income equal to at least three times the rent (net)
- Have a clean rental history (no evictions, unpaid utilities, prior damage to rentals or negative references).
- Provable Rental history of 3 years
- Provable income for last 3 years
- No evictions or collections
We require renters insurance for all tenants.

Some reasons for denial include:
- Evictions in your rental history
- Criminal history (evaluated on a case-by-case basis)
- A credit score lower than 625
- Income not meeting the 3x rent requirement
- Negative references or unresolved debts (e.g., unpaid rent, utilities, or collections).

For safety reasons, we require a completed application and background check before allowing viewings of occupied units.
Each adult over 18 years of age, who will be residing at the property, will be required to fill out an application. No evictions, good rental history, and income needed is dependent upon Owners criteria.
You can apply either online or in person. You will need a valid ID and proof of income to see properties for safety reasons. Once you decide to rent, there is a $30 non-refundable application fee per person. We will conduct a background check, verify addresses, and perform a credit check.
The fastest and easiest way for you to request maintenance is to fill out our online form. All maintenance is taken at highest priority. Owners are contacted and Alliance is then directed to action.
